California’s SB 721 requires qualifying multifamily residential buildings with three or more units to undergo inspections of exterior elevated elements, including balconies, decks, stairways, landings, and walkways. The law generally covers structures located more than six feet above ground that rely substantially on wood or wood-based load-bearing components. These inspections help identify deterioration, water intrusion, wood rot, and other conditions that could affect structural safety. Property owners must address required repairs and complete recurring inspections at least once every six years.
California’s SB 326 requires qualifying condominium communities with three or more units to complete periodic inspections of exterior elevated elements, including balconies, decks, stairways, landings, and elevated walkways. The inspection evaluates load-bearing components and associated waterproofing systems for structural deterioration, water intrusion, and other conditions that could affect resident safety. The HOA is responsible for compliance, and inspections must be performed by a licensed structural engineer or architect at least once every nine years.
